We work across the Inner West, including:
New homes, renovations, extensions, and commercial fitouts. We offer both design-and-construct and construct-only delivery, working with clients from initial site visit through design management, authority applications, build, and handover. A significant portion of our Inner West work involves renovating heritage homes: Federation cottages, Victorian terraces, and interwar bungalows within conservation area controls.
The Inner West has a high concentration of heritage-listed properties and conservation areas under the Inner West LEP 2022 Schedule 5. Works affecting the external or internal fabric of a listed building or property within a conservation area require council consent. CDC fast-track approval is generally not available in these areas and instead a DA (Development Application) is required.
Heritage work is also where our commitment to traditional workmanship and material retention makes the most difference. Original floorboards, period joinery, sandstock brick, and heritage-matched render are materials we work with carefully rather than strip out. When clients want to retain the character of what’s there, we help them do it.
Tight access, shared party walls, and established trees are standard conditions in the Inner West. We plan for all of it.

We build across Balmain, Birchgrove, Rozelle, Annandale, Leichhardt, Lilyfield, Petersham, Stanmore, Newtown, Erskineville, Marrickville, Dulwich Hill, St Peters, Summer Hill, and Tempe. Get in touch if you’re in a nearby suburb and we’ll confirm.
Can you build in heritage conservation areas in the Inner West?
Yes. Works on heritage-listed buildings or within conservation areas under the Inner West LEP 2022 Schedule 5 require council consent. CDC fast-track is generally not available in these areas. We advise on what your specific property requires early in the process, and we’re experienced at managing heritage approvals without them derailing a project’s timeline.
How do building approvals work in the Inner West, DA or CDC?
Most Inner West projects, particularly those involving heritage fabric or conservation areas, require a Development Application (DA) through Inner West Council. A DA typically takes around three months, though heritage involvement can extend that. We identify the right pathway early so the programme is built around realistic approval timescales.
What should I expect from a renovation or build timeline in the Inner West?
Construction on a renovation or extension typically runs 3-9 months depending on scope. A new residential build runs 12-18 months from approval. In heritage areas, allow additional time for the DA process before construction starts on site.
